Proposed Zoning – 2006
1. State law requires local zoning to be consistent with a duly adopted local Comprehensive Plan. Casco updated its latest Comprehensive Plan in January 2004.
(There are some excepts, for example, mandatory Shoreland Zoning does not require a Comprehensive Plan.)
§ Comprehensive Plan
2. Comprehensive Plans are based on a combination of state laws and rules, as well as local needs and desires. The latter were identified primarily through a series of town wide surveys, the most recent one completed in 2001.
§ State Rule Regarding Comprehensive Plans
3. The sections of Casco’s Comprehensive Plan that give the most direct guidance to the creation of the proposed zoning are:
§ Building Permit Allocation System
4. Draft Work Documents – Caution! Subject to change!
§ Proposed Zoning Map (shows new districts; does not show all current districts)
5. Draft Sections of proposed zoning ordinance – Caution! Subject to change!
§ Proposed draft sections of Ordinance (more will be included as they are prepared)
